Your Dubai portal leads are dying overnight

Bayut and Property Finder put click-to-WhatsApp on every listing. The enquiry lands on an agent's personal phone at 11 p.m. and gets answered the next afternoon, if at all. That is where the commission goes.

In short
  • Bayut, Property Finder and Dubizzle all surface click-to-WhatsApp on the listing. The buyer's first move is a message, not a form.
  • You cannot call the lead back on WhatsApp in the UAE. The TDRA blocks it. The written thread is the relationship.
  • Most buyers message several brokers within the same hour. First substantive reply usually wins the viewing.
  • An AI agent trained on your own transcripts qualifies budget, timeline and visa or mortgage status, then books the viewing in the thread.
  • Off-plan launches: a segmented broadcast to a consented investor list is the actual sales channel, and it has to be run without getting the number banned.

The 1 a.m. Bayut enquiry

This is the specific moment where a Dubai brokerage loses most of its money.

A buyer in London, Mumbai or Moscow is browsing listings on their evening. They tap the WhatsApp button on three of your competitors' listings and on one of yours. Four brokerages now have the same lead. Three of them will reply tomorrow. One will reply in forty seconds with an answer to the question actually asked, a floor plan, the service charge and two viewing slots.

You already paid for that lead. The portal subscription, the featured listing, the Meta campaign. The marginal cost of answering it well is a rounding error against the cost of acquiring it, and yet the answering is the part that gets left to whoever happens to be awake.

An AI agent does not replace your broker. It holds the line until your broker is available, and it hands over a lead that already told you their budget, their timeline, whether they are buying cash or on mortgage, and when they land in Dubai.

💬

Answers the actual question

Trained on your listings and your past conversations. Service charge, chiller, payment plan, handover date, rental yield. Not a menu of options.

🌐

In their language

English, Arabic, Hindi, Urdu or Russian, switching mid-thread if the buyer does. Dubai pipelines are never monolingual.

🗓️

Books the viewing

Reads your agents' real calendar availability, offers slots, confirms, and sends a reminder the morning of. No-shows drop noticeably.

🤝

Hands over warm

Your broker opens a thread that already contains budget, area, timeline and motivation. First human message is about the property, not about qualifying.

In the UAE you cannot phone your lead on WhatsApp.

The TDRA blocks voice and video calling. Messaging works perfectly. Almost nobody builds around this.

A buyer messages you from a Bayut listing at 9 p.m. You cannot ring them back inside the app. And a large share of Gulf buyers are non-residents on a foreign SIM, so the phone call often never happens at all.

The written conversation is not a channel next to calling. In the UAE it is frequently the only one that reaches your whole pipeline.

🚫

Calls blocked

Etisalat and du enforce it at network level. Licensed apps exist, your lead rarely has one.

Messaging untouched

Text, voice notes, photos, PDFs, catalogues and the Business API all work normally.

Off-plan launches are a broadcast problem

When a developer releases inventory, units move in hours and the brokerages that place them are the ones whose investor list hears first. That list is on WhatsApp. Sending to it is where most brokerages get their number restricted, because they blast an identical message to two thousand contacts in ten minutes and Meta treats it exactly as it looks.

Running a launch broadcast properly means warm-up ramps, per-hour caps, message variation so no two contacts receive an identical string, spread across several verified sending lines, with automatic pausing the moment a quality signal drops. It also means the list is segmented, because sending a studio in JVC to an investor who buys penthouses is how you get reported.

  • Segmented by real behaviour: what they viewed, what they enquired about, what they bought last time.
  • Consent recorded per investor, which is a UAE PDPL requirement and also the reason your open rates stay high.
  • Sent from multiple verified lines with human-like pacing rather than one number firing at machine speed.
  • Replies handled by the agent, so a launch that generates four hundred responses in an hour does not simply overwhelm the desk.
  • Every enquiry attributed to the launch, so you know what the broadcast was actually worth.

What a buyer asks before they will book a viewing

These are the questions that keep a Dubai broker on the phone all day, and every one of them has a fixed answer.

Service charge per square foot. Whether the unit is chiller-free. The payment plan and the post-handover split. The DLD transfer fee, which is 4% and which almost every first-time overseas buyer is surprised by. Whether the purchase qualifies for a Golden Visa, which turns on the AED 2 million property threshold. Mortgage eligibility as a non-resident. Rental yield and whether short-term letting is permitted in that building. Handover date, and what happens if it slips.

An agent trained on your material answers all of it accurately and instantly, twenty times a night, and escalates the moment a question needs a human. Your brokers stop being a search engine for their own inventory.

Regulatory reality for a Dubai brokerage

Brokers operate under the Dubai Land Department and RERA, hold a BRN, and advertising requires a Trakheesi permit number. None of that changes because a conversation happens on WhatsApp, and it is worth saying plainly that an AI agent must not invent a permit number, quote a price it cannot source, or make a representation about a project that is not in your approved material.

We configure the agent to work only from the material you supply and to escalate anything outside it. That is a deliberate constraint, and it is the difference between a tool your compliance officer accepts and one they ban after the first incident.

What you are actually allowed to send

Outbound WhatsApp in the Gulf is legal. The way most agencies do it is not.

  • Saudi Arabia. PDPL enforced since September 2024, 48 SDAIA decisions by early 2026. Explicit consent required, no legitimate-interest fallback, up to SAR 5 million. It applies even if you send from Europe.
  • UAE. Federal Decree-Law 45/2021, implementing rules in Cabinet Decision 33/2024. Consent and a working opt-out on every send.
  • Qatar. Law 13/2016, the first data law in the GCC. Same logic.

How we actually work

Three steps. You can stop after any of them.

Step 1

Diagnostic

We read your real conversations, your portal leads and your current follow-up. You get a written audit: where the leads die, what a reply is worth to you, and what is realistically recoverable.

Step 2

Activation

We set up the WhatsApp lines, write the conversation playbook with your team, and train an AI agent on your own transcripts so it sounds like your best closer rather than a chatbot.

Step 3

Run

A monthly subscription: we keep the agent trained, run the campaigns, watch the numbers and adjust. Your team keeps selling instead of managing a tool.

Frequently asked questions

How fast should a Dubai broker reply to a portal lead?

Inside a minute. Buyers on Bayut and Property Finder typically message several brokerages in the same session, and the first substantive reply usually gets the viewing. A reply the next morning is competing against three brokers who already sent floor plans overnight.

Can this connect to Property Finder and Bayut?

Yes. Portal leads, click-to-WhatsApp buttons, Meta lead ads and your website widget all land in the same inbox and the same CRM record, so a buyer who came in twice is one contact rather than two competing agents chasing the same person.

Will buyers know they are talking to an AI?

We recommend being straightforward about it, and in practice it costs you nothing. What buyers react badly to is a bot that cannot answer, not a machine that answers instantly and correctly. The agent hands over to a named broker as soon as the conversation needs judgement.

How do you avoid getting the WhatsApp number banned during a launch?

Warm-up ramps on new lines, per-hour sending caps, randomised delays, message variation so no two recipients get an identical string, distribution across several verified numbers, and an automatic pause when Meta signals a quality drop. Blasting an identical template to two thousand contacts in ten minutes is the single most common way brokerages lose a number.

Does it work with our CRM?

Yes. We integrate with the CRMs Dubai brokerages actually use, and where there is no native connector we go through the API or an automation layer. The conversation, the qualification and the viewing appointment all write back to the contact record.

Can it handle Arabic-speaking buyers?

Yes, including Gulf dialect rather than only Modern Standard Arabic, and including buyers who switch between Arabic and English inside one thread. For a Dubai brokerage we usually configure English as the default with Arabic, Hindi and Russian on detection.

What does it cost?

It starts with a diagnostic, because the honest answer depends on your lead volume, how many lines you need and whether you are running launch broadcasts. We look at your conversations, tell you what is recoverable, and set the budget together once we both know the shape of the problem.
