A buyer in London, Mumbai or Moscow browses listings in their evening. They tap the WhatsApp button on four listings, one of which is yours. Four brokerages now hold the same lead. Three reply tomorrow afternoon.

You already paid for that lead through the portal subscription, the featured placement and the ad spend. The cost of answering it well is a rounding error next to the cost of acquiring it, and yet answering is the part left to whoever happens to be awake.

What a good first reply contains

Not "thanks for your interest, an agent will contact you". That is a form response and the buyer reads it as one.

A good first reply answers the question actually asked, adds the two facts the buyer will ask next, and offers something concrete.

The questions that decide a viewing

Service charge per square foot. The 4% DLD transfer fee, which surprises almost every first-time overseas buyer. Whether the purchase qualifies for a Golden Visa, which turns on the AED 2 million threshold. Mortgage eligibility as a non-resident. Rental yield, and whether short-term letting is allowed in that building.

Every one of those has a fixed answer sitting in your material. A broker should not be spending their evening retyping them.

How to actually hit sub-minute

You do not do it with people. No team covers twenty-four hours in four languages. You do it with an agent trained on your own listings and past conversations, which answers immediately, qualifies budget and timeline, books the viewing against a real calendar and hands your broker a thread that already contains everything.

Your broker then opens a conversation where the first human message is about the property, not about qualification.

Will buyers be annoyed by an automated first reply?

What annoys buyers is a bot that cannot answer, or a human who replies eleven hours later. A machine that answers the actual question in forty seconds, then hands over to a named broker, does not cost you the relationship.

Can portal leads and WhatsApp land in the same place?

Yes. Portal enquiries, click-to-WhatsApp, Meta lead ads and your website widget can all route into one inbox and one contact record, so the same buyer is not chased by two of your own agents.

What about Arabic-speaking buyers?

The agent replies in the language the buyer used, including Gulf dialect rather than only Modern Standard Arabic, and switches mid-thread if they do. Most Dubai brokerages run English as default with Arabic, Hindi and Russian on detection.
